        Qualifications

        MABEP HERS Raters are all "Comprehensive HERS Raters" and qualified to measure residential building energy usage and calculate the nationally recognized HERS Index.

        The term "Comprehensive" is critical because it sets our Raters apart from other Raters that are not qualified to analyze the operation of combustion appliances, like furnaces and boilers, in order to consider the effect they have on the building as a whole and the occupants health and safety.

        To become a MABEP HERS Rater, these independent, unbiased professionals must first be competent BPI certified Building Analysts and hold current Maine Fuel Board Licenses.

        They must then complete all required training, typically around 250 or more hours, and successfully pass all of their written & field tests in order to meet the high standards of excellence that MABEP HERS and RESNET demand.

        In addition, these RESNET certified and qualified professionals agree to abide by the MABEP HERS and RESNET Codes of Conduct.

        All Rater work product is subject to independent review by MABEP HERS and RESNET. 

        Performed by RESNET Certified Quality Assurance Designees, this constant quality review process sets the MABEP HERS Rater apart from their peers and provides a level of quality control unique in this industry.

        The MABEP HERS Rater is also continuously expanding their knowledge because they have a continuing education requirement that is significantly above national requirements.

        Where a HERS Energy Rating is a recognized tool in the mortgage industry and may be used in a variety of ways by the financial industry, this puts additional responsibilities onto the MABEP Rater because his/her signature may be an integral part of a home loan package. Our Raters take this seriously.
